Walkable, lively commercial blocks for New Orleans’ most cherished neighborhoods.

Our approach starts with a building’s character and its place in the surrounding neighborhood. We fix up each one carefully and lease it to the shops, restaurants and offices we would want as neighbors. Our projects range from single storefronts on Magazine and Freret streets to a 58-unit warehouse conversion in the Bywater and The Batture, a riverfront recreational space in Uptown.

The company is led by Ben Jacobson, a native New Orleanian who has spent more than twenty years acquiring, restoring and repositioning more than 80 properties in the city’s historic neighborhoods. He holds a B.B.A. in Real Estate from the Terry College of Business at the University of Georgia and has closed construction, permanent and acquisition financing with a dozen lenders, including Red River Bank, First Horizon Bank, Iberia Bank, Louisiana Federal Credit Union, OnPath Federal Credit Union and HUD.

Our approach

Develop
We take older buildings and underused sites from purchase through approvals, financing, construction and lease-up. Much of our work is historic tax credit rehabilitation and adaptive reuse.
Invest
We buy neighborhood commercial and mixed-use buildings on the corridors we know best, including Magazine Street, Freret Street and St. Claude Avenue, and we hold them for the long term.
Partner
We work with property owners and capital partners through joint ventures, and we take on fee development for other owners.
Keep what matters
We start with what makes a building worth keeping: its architecture, its materials and its place on the block.
Work at street level
Storefronts, cafés and offices that open onto the sidewalk give neighbors more reasons to walk.
Make room for life
We lease to the shops, restaurants and services a neighborhood uses every day.
